Our Flexible Pricing Options

Understanding the diverse needs of our clients, we offer two main service packages:

1 Mini Service Package: Ideal for your initial three transactions, this package offers a smooth transaction at a base fee of $550. Adding a credit report to this service incurs an additional $150 fee.
2 Complete Service Package: Our total package offers a comprehensive, fully compliant service for a base fee of $1,100.

Our Mini Service Package

Our Mini Service Package is crafted to offer essential services for quick and straightforward transactions. This includes:

Paper Application: The borrower fills out the first page, and the lender fills out the second.
Stated Income/Stated Asset: Flexible documentation for income/assets.
Initial Loan Estimate (LE): Sent via DocuSign for the borrower's signature.
Early Closing Disclosure (CD): Provided 8 days after application.
Collaboration with Title Company: Assistance with Final CD.
Additional Credit Report: Available for $150.
Pre-Approval Fee: Paid upfront by the borrower or lender.
Closing Fee: Paid at closing by borrower or lender.

Our Full-Service Package

The Full Service Package at NR & TD Services LLC goes above and beyond to ensure a fully compliant and thorough process. It includes:

Online Application: Offered in English or Spanish.
Income Verification: Done through agreed-upon sources (e.g., bank statements, tax returns).
Funds Verification: Checked via agreed-upon sources (e.g., bank statements).
Credit Report: Pulled if the borrower has SS# or ITIN#; if not, inquire about liabilities.
Valid ID: Required from any state or country.
Underwriting Packet: NR&TD compiles all documents and provides comments on income, assets, and credit reports for lender approval.
Initial Disclosure: Sent to borrower(s) via DocuSign once a lender approves.
Texas Wrap Disclosure: We can issue it to the lender if provided with the necessary information; otherwise, the lender will handle it.

Required Information: Annual property taxes, Homeowners Insurance Dec Page, Underlying Lien Information.

Early Closing Disclosure (CD): This is sent via DocuSign 8 days after the borrower signs the Initial Disclosures or Wrap Disclosure.
Title Company Coordination: Our team assists your title company in preparing and balancing the final CD for closing.
Fee Payment: Due upon issuance of the final CD.
